Which Plan Fits Your Home

A turnkey home in a fast moving neighborhood often sells on Core. A home competing against newer inventory, or one where the photos alone will not tell the story, earns its money back on Essential. Elite is for homes where presentation is the whole game: higher price points, unique properties, or anything that needs to be staged and filmed before a buyer understands it.

Questions Sellers Ask

What does a listing agent charge in Utah?

There is no standard rate, and there never was one. Commissions are negotiable. What you see above is what I charge, published up front so you can compare it against anyone else you talk to.

Who pays the buyer agent now?

Buyer agent compensation is negotiated separately and is not built into my listing fee. You decide whether to offer it, and I will walk you through how that choice affects your buyer pool before you commit to anything.

Is 1% really enough to sell my house?

For the right house, yes. Core covers professional photography, MLS syndication, showing coordination and negotiation. What it does not cover is the video, drone work and paid advertising that a harder to sell home needs. If yours is that home, I will say so rather than take the listing at a number that will not move it.

Can I move up a plan after we list?

Yes. If the first two weeks tell us the home needs more marketing, you can move up and pay the difference. Nobody has to guess right on day one.
